On 30 September 2026, Etihad Rail's passenger service opened to the public, linking Dubai and Abu Dhabi by train for the first time.
The journey takes 64 minutes end to end — and for anyone who has sat in Sheikh Zayed Road traffic, that number alone is worth paying attention to.
The Route, In Practice
The Dubai terminus, Al Yalayis Station, sits inside Jumeirah Golf Estates — not a repurposed industrial shed on the edge of town, but a station built into one of Dubai's established villa communities. From there, a 400-metre covered pedestrian bridge connects directly into the Red Line Metro network, so the rail journey plugs straight into the rest of the city rather than requiring a taxi transfer at either end. The Abu Dhabi terminus, Mohamed bin Zayed City Station, sits opposite Dalma Mall.
Two fare tiers are on offer: Dh39 for comfort class and Dh109 for premium, against a taxi fare of roughly Dh330–420 for the same trip, or an intercity bus at around Dh25 that takes closer to 105 minutes. On price and time together, the train is the clear winner for business travellers and weekend visitors moving between the two emirates.

Why This Matters For Property, Not Just Commuters
Our UK clients will recognise the pattern from London's Elizabeth Line (Crossrail): a new, fast, reliable rail link rarely moves prices overnight, but it steadily re-draws the map of what counts as “well connected.” Areas that were previously judged purely on road access gain a second, often more reliable, way in and out — and that tends to widen the pool of buyers and tenants willing to consider them. Jumeirah Golf Estates, as the direct Dubai host community, is the most obvious early beneficiary simply by virtue of having a station inside its boundary.
It's worth being measured about this. One new rail line does not, on its own, guarantee capital appreciation, and Etihad Rail's freight operations have been running for several years already without reshaping the residential market on their own. What the passenger launch adds is a genuine daily-use case connecting two of the UAE's largest employment and lifestyle hubs. For investors, it's one more data point worth factoring into a location decision — particularly for anyone weighing a property that serves tenants or buyers who split their time, or their work, between Dubai and Abu Dhabi.
